The key objective in regenerating Dewsbury is to build upon the existing strengths of the town, striking the right balance between preservation and renewal that meets both the town and the developers aspirations. Four key regeneration sites have been highlighted within the town centre. Site A - Halifax Road The existing buildings on this site with be partly refurbished and replaced. The existing Pioneer House will be refurbished with small retail units retained at ground level with new residential above including additional office and leisure facilities. A high quality new building to the rear will link into Pioneer House providing additional retail space at ground level, with residential above. Site B - Northgate Existing buildings will be cleared and a new mixed use residential development with retail at grade will be developed on the site. Site C - Westgate Valuable facades will be retained but the buildings behind will be cleared for a major new public space and outlet retail development of approximately 200,000 sq.ft spread over 3 floors, with several pedestrian links on the perimeter, to Grove Street, Daisy Hill, Westgate and Market Place. Site D - South Street This site will provide parking facilities to serve the adjacent retail development, an anchor department store with a new ideas store to replace the existing town library at first floor level. A 160 bed Hotel and buildings for civic use will be accommodated on this site. The existing Yorkshire House building which offers little to the streetscape will be demolished to create a public open space in front of the old school building from the bus station. |
